We draw heavily on multivariate modelling to generate forecasts of operational and financial performance to predict investment returns. These are then benchmarked against output from MarketMetrix™, our proprietary model of price and demand data, to enable both scenario analysis and sense-checking.

Our studies involve comprehensive qualitative and quantitative analysis of the viability of a project where use has been decided, including a full risk appraisal (and recommendations for risk mitigation/management).

We rely on the economist’s skill palette and use dynamic modelling to present recommendations which “optimise subject to constraints”. In practice this means proposing uses which deliver the greatest benefit taking into account any restrictions contingent – these could range from limits on plot ratio, to availability of key resources or statutory or regulatory compliance issues.

This approach was used extensively in our work on the Kartal-Pendik Masterplan in Istanbul when we developed strategies for the use of 3.5 million sqm of public and private development land, down to calculations on car park spaces and allocation of green space. Click here for more details.
